Tennants who rent space in the OBI facility will have a regional, national, & international focus in their marketing plan. Tennants are also compatible with the buildings ammenities and existing tennants. The tennant’s primary business will not be warehousing.
If you have an interest in becoming a tenant, here is the process from application through move-in. The application is available at the bottom of this page.
- Meet with OBI staff, call us on the phone or email us, to review rental space availability, rental rates, and to get
answers to any questions you may have.
- Fill out and deliver your completed Application, along with a copy of your business plan and attachments to the
OBI staff. OBI staff will review and work with you to insure your plan and application are complete. OBI staff can
assist you with your business plan development if you choose, no cost for OBI’s assistance.
- OBI staff will schedule a time convenient for you to meet with the OBI tenant review committee. This is an
informal and confidential information exchange to determine if you and OBI are a match.
- Review and sign the lease. You will also receive a Policy & Procedures Guide at the same time.
- Provide documentation to OBI that you have liability and comprehensive insurance, naming OBI as an
additional insured. The coverage and minimum limits are spelled out in the lease. If you have employees, provide
documentation you have workers compensation coverage.
- Establish a move in date and complete the following:
- Complete the service/rental order form.
- Rent a P.O. Box from the post office. (A post office box will insure you will continue to have mail delivery
when you move out of the Incubator).
- Pay first and last months rent prior to move in.
- Submit any leasehold improvements you are planning to OBI for approval, include the work schedule and
the contractors name.
- Contact a phone service provider and make arrangements for your phone and internet services.
- Move into the building. Obtain black security key(s). These keys are programmed and should reflect access times appropriate for yourself and your employees.
OBI staff are available and will work with you to insure everything goes smoothly. This list is only meant as a guide, always refer to your Lease and Policy & Procedures guide, or ask the OBI staff when you have questions or need help.
